Your property abroad and how to achieve it

It is estimated that around 2.2million people in the UK currently own a home abroad.
What was unthinkable for previous generations has become a reality as a recent survey reported that 40% Britons are currently considering buying a house overseas.

There are undoubtedly emerging new frontier markets developing in countries such as Bulgaria, Croatia, Dubai and Turkey but most don't look past Spain, France and Italy - the more stable countries in which to invest.

Spain however remains firmly the no 1 destination. Whether it's for a permanent move, holiday home or buy-to-let investment its not difficult to see why given its proximity to the UK, its attractive climate and culture, its superb infrastructure of roads, schools, healthcare and of course, its abundance of accessible airports and emergence of lots of low cost budget airlines. The “fly-to-let revolution” is well underway!

where to start?

A potential problem is that people can often think with their heart and not their head so you will need plenty of reliable help.

It is becoming easier and easier to buy abroad but there remain some dangers.
The dream will become reality if a few golden rules are followed. By and large if you apply the same principles had you been buying a home in the UK it will go to plan.

• Only use agents and developers with a sound track record of delivering a quality product and on time.
• Obtain independent financial advice on how best to fund the purchase and if you need to raise finance, better to do this in the UK or in the country of purchase.
• Obtain independent legal advice and appoint a reputable lawyer who can speak English
• Select a region and a number of properties on offer that match your criteria.
• Organise the Inspection Trip; it is normally free if you are a genuine buyer.
• Only go with a reliable agent who will normally over 3 days, show you the area and plenty of properties and crucially knows the area well.
• If for investment, obtain rental returns and likely increase in capital value.
• Don't expect things to happen in a hurry... this is Spain remember!
